Problem & research background

Gamuda Land Vietnam is the Vietnamese arm of Gamuda Berhad, a RM28.5-billion Malaysian developer. When I joined, the brand and digital design foundation for the Vietnamese market largely didn't exist yet: there was no consistent system across the web, social, and video touchpoints a property buyer would actually encounter.

Real estate discovery is a trust-heavy decision. Buyers move through a long consideration window before committing to anything, so the visual and interaction consistency across every touchpoint mattered more than any single screen.

Later-context note: Gamuda Land was later named PropertyGuru Developer of the Decade in 2024, and now spans eight projects with $25+ billion in gross development value. That recognition happened well after my 2018–2020 tenure, so it's presented here as company trajectory and context, not as a direct outcome of this specific engagement.

My role, process & key decisions

Key design decisions

  • Consistency before expansion. Establishing the brand design system early meant later growth (the flagship Celadon City project, and the projects that followed) could scale on a foundation that already existed, instead of retrofitting consistency after the fact.
  • Digital-first content translation. Property offerings are dense and technical by default. Designing them to work as web, social, and video content was a deliberate choice to support a digital-first acquisition strategy rather than relying on traditional sales channels alone.
  • Feedback-driven iteration. Incorporated customer feedback and behavioral insights into the portfolio's design over time, including on Celadon City (82 hectares, RM4.5 billion GDV), rather than treating the initial launch as final.

The brand and digital design system built during this period gave Gamuda Land Vietnam a consistent foundation across channels during a pivotal expansion phase. What the company became afterward, one of Southeast Asia's most recognized property brands, is company history rather than a metric I can claim directly, but the foundation this work laid is part of that story.
